		<description>Good day!  I just want to seek advise on how to go about my problem with one tenant who has not paid her rental for 10 months now.  She keep on promising to settle her account but never done that.  I have spoken to her to leave the apt and gave her a month but she never did and now, she never shown up for more than 3 months despite my text.  Her key was entrusted to her brother who would want to get her stuff.
What right do I have for this situation?  Can I padlock her door?  Or do I have right over her belongings that she left?

Magkano po ba ang rate increase pagcommercial. 7,000 ang upa namin last year tinaasan kami ng 500. at ngayon year naman gusto kaming taasan ng 1,500.- pero maliit lang naman ang space almost 20sq. Every renew ng contract namin tinataasan kami. Tama po ba yun at magkano dapat ang increase. Internet shop lang naman ang business namin at hindi ganuan ang laki ng kita. Thank you.</description>

Or kung marami syang paupahan, hingan mo ng Official Receipt with BIR reference number dahil dapat nag babayad din sya ng tax from his rental income.</description>
